Q. When will the Marina open?
A. The RiverPark Place Marina will open in 2008.

Q. How many boat slips will be available?
A. The Marina will hold a total of 150 slips:

  • 55 40' foot slips
  • 70 55' foot slips
  • 25 70' foot slips

Q. What kind of features will the marina have?
A. The marina will be built of environmentally friendly, low-maintenance, and high-performance Trex® decking. Also located within the marina will be a pump station, floating Trex docks with cable/electric/water hookups at each slip, and a floating building with restrooms, showers, and washing and drying machines. In addition, four docks will be handicap accessible.

Q. How much is the deposit to reserve a boat slip?
A. Deposits are $2,000 to reserve a boat slip. 20% of the slip’s cost is due upon signing the purchase contract.

Q. Do you have to have a condo to own a boat slip?
A. No. The purchase of a residential unit within RiverPark Place is not required to purchase a boat slip.

Q. How many floors are there in the building?
A. The two high-rise towers will have 16 floors in each and the four mid-rise buildings will have four floors in each.

Q. If a unit is purchased, what are the amenities that come with it?
A. Aside from owning a home in a unique development located within one of the nation’s top ten urban parks, as well as being located on the shores of the Ohio River, each unit also includes a fitness center membership, access to the outdoor swimming pool, access to the community and banquet rooms, 24-hour security, and secured parking. A concierge will also be available.

Q. What utilities are not covered under my condo fees?
A. RiverPark Place homeowners will be responsible for all utilities, including gas (luxury condos only), electricity, water, phone service, cable, Internet, and sewage.

Q. What appliances are included in my unit?
A. Each unit comes with a Whirlpool or KitchenAid brand dishwasher, stove, and microwave oven, as well as a garbage disposal. Additional appliances, such as refrigerators, washers and dryers, can be purchased through RiverPark at a deeper discount than the retail stores.

Q. Can I have a grill on my balcony?
A. No, RiverPark Place has a common area located by the swimming pool that homeowners can use for cookouts with grills, tables, and chairs.

Q. Will I have the same floor plan as everyone else?
A. We will have 30 to 40 different floor plans for you to choose from.

Q. Will I be able to hear the other occupants?
A. We’ve hired an acoustical engineer who helped us optimize noise-reduction in all of our units. Each floor is made of and separated by concrete, and the walls have a double-stud configuration with fiberglass insulation. We performed a sound test on a model unit that included these elements and well-surpassed the noise test. You should not hear the other occupants.

Q. Can I purchase the space of a unit and finish it myself?
A. You can purchase a shell unit in a luxury condo, sub-penthouse or penthouse only, and the selection and finish processes will be handled on a case-by-case basis.

Q. When can I resell my unit?
A. RiverPark Place units cannot be assigned unless a death occurs. You can only change ownership (sell) of your unit after you have closed and taken possession.

Q. Can I purchase a unit and lease it?
A. Yes, however, we require that you hold a minimum of a six-month lease for any lessor.

Q. Am I able to have a pet?
A. Pets are allowed if they are 35 pounds and under.

Q. How many dogs or cats may I have?
A. You can have up to two dogs or two cats in your unit.

Q. What if I reserve a unit and then change my mind?
A. Deposits are refundable until you sign a purchase contract and review the condominium documents.

Q. How much is the deposit for a unit?
A. The deposits vary by unit type and range from $1,500-$10,000.

Q. Will the units be accessible to those that don’t live there?
A. No—the general public will not have access to the elevators or the units, as each elevator will require the use of a security card. The elevator and common areas will be video-monitored by our security team. If you have visitors, they must ring you from the lobby to gain access to your unit.

Q. Will the garage be secured?
A. Homeowners with underground parking will use a secured swipe card for access.

Q. Is there an additional fee for parking?
A. No, this is figured into your condo dues.

Q. How many parking spaces do I receive?
A. Every unit comes with one underground parking space except the BB units. If you purchased a unit in the Towers, you will receive one additional surface parking space that can be upgraded to the garage for $10,000.

Q. How much will my condo dues cost?
A. The condo dues will vary by building and is calculated based on the square footage of your unit.

Q. Will there by any association fees?
A. There will be annual maintenance fees that vary by unit and are based on the square footage of your condo. You’ll have the opportunity to view all of this information prior to signing a sales contract.

Q. Will my unit flood?
A. All residential units are built above the 100-year flood plain, so, no, they will not flood. For those of you that recall the flood in Louisville in 1997, our units would not have flooded during that time either.

Q. What are the attractions of RiverPark Place?
A. Besides the location within Waterfront Park and on the Ohio River, our community will offer shopping, restaurants, office space, valet parking, a coffee shop, a fitness center, an outdoor pool, a large marina, and a central plaza, all within close proximity to downtown Louisville.
